I work with a real estate finance company. We fund real estate investors who wish to purchase and rehab properties in the state of Florida. Due to FICO requirements, and certain other underwriting restrictions, we turn away a fair number of solid deals brought to us. Deals make sense (generally 65% to 70% LTV) but borrowers don't meet our criteria.
I am looking for "equity based" private lenders we could refer business to. True hard money lenders that are asset driven and not concerned with FICO. If this is of interest to you, please contact me with your terms. I need to know:
1. Maximum LTV based on after repair value
2. Interest rate
3. Number of points charged per deal
4. Lending area(s)
