I have been in my home for a few years now and have an adjustible intrest rate and would like to get a fixed rate before the rates go up too high. Does anyone have a company they have used and been happy with or any advice on finding one?

I wouldnt waste time with any brokers. The money you think you are saving is eaten up with junk fees. I'd go directly to a lender. Someone large preferably.

I invest in rehab's, purchases, as well as refi's on my investments. I use a company called Great Southwest Mortgage/Jhen.
They are a nationwide lender, she's saved me on several deals that could've gone south, no pun intended.

Hey, Not all brokers are bad.
Some of us are just trying to make a living.
The difference between good mortgage brokers and bad is not the products.
We all have the same products depending on credit issues.
The difference is the customer service and the personal relationships that you develop and maintain.
Whenever you are dealing with someones personal information and circumstances that person needs to have your trust. If you violate that trust then you can forget about ever getting another referral. In this business it is all about referrals.
